READY TO MOVE INTO nr KIRKOVO for MAKAZA KOMOTINI

VERY CLOSE TO THE MAKAZA KOMOTINI KIRKOVO GREEK BORDER SCHEDULED TO OPEN soon (for updates on the opening of the Makaza Pass visit here) plus new JANUARY 2012, a new asphalt road is being laid at the entrance to these properties that will lead down directly onto this new Makaza pass border road, making the journey into northern Greece very fast also the journey from here into Kardzhali main town will cut the journey by half.

This barn can easily be created as a double storey huge house, the two 7.5m x 4m rooms can be lived in while the rest of the barn is built up to your own specifications, alternatively the little shephards cottage, down the hill, can be lived in.

Both are almost ready to move into.

One room has a raised wooden flooring currently being used as a bedroom, with a room off of it to store things.

The other room is currently being used as a very basic kitchen and there is then a bathroom with toilet, shower and bath tub fitted.

There is a door off into the balance of the barn, currently awaiting redevelopment. This measures approximately 24m x 7.5m and the ailing old roof with all the original roof tiles have been removed for safety and rebuild. Some of the huge timbers could be either reused in the reconstruction, or as eye candy.

The huge barn and little shephards cottage are situated off a dirt road that leads to the end of the hill, the barn has super all around uninterrupted spectacular views, also both houses get the full sun rising and setting scenes.

There are no street lights on the property, so night time stars can be viewed.

Here I have been playing around to give an idea of what this huge barn could be made into

The two rooms to the right of this ‘map’ are the two rooms currently being lived in and the 24 metres to the left is the part of the huge barn awaiting redevelopment as either a two storey house or perhaps extra rooms and a walled ‘cottage garden’ with parking under a raised room, that way, your cars can be parked out of the weather and you get to enjoy the truly spectacular all round views from this raised room.

Situated just 4km from Fotinovo and approx 30 kms south of Kardzhali main town, via the Makaza border pass due to open by Kirkovo leading into Komotini, the northern Greek coastline should soon be a hop away and surrounded by rolling green hills

please note: both houses still have lots of potential for ‘finishing’ work, the barn is no where near finished, so your imagination can run riot with plans, I had thought of an underfloor garage, a huge room upstairs with mainly large windows to enjoy the most amazing of views over the rolling hill countryside.

There is plenty of space for inside swimming pool with rooms over as well. The floor size of the entire barn is 32 metres by 7.5 metres with the original materials nicely stacked up and ready for rebuild and renovation.

Both houses can be lived in while the rest of the barn is being remodelled, with plenty huge original wood beams that can be used in the new construction too.

These are situated on the edge of the small village with no direct neighbour for your privacy, peace, quiet and nightly star gazing too!

Although it is situated up a dirt road, both houses are quite easily accessible.

I recently had all the roof tiles carefully removed in order to rebuild the vast majority of this hay barn

Currently all the woods and roof tiles are stacked ready for rebuild and the tiles could be reused

in order to renovate the barn as it once was or into a two floor huge family home

The wood workroom is fully insulated walls and floor

could also be rebuild into individual studio apartments

Most of the woods obviously require new woods, still relatively inexpensive in Bulgaria

Although the Hay Barn has been pulled down, all the bricks and roof tiles are ready to be sturdily put back into place, all ready and waiting for a builder!

I have been living in the barn for 2 years and before that I lived in the little Shephards house for a couple of years.

The workroom with bedroom mezanine above has been fully insulated

The roof was double insulated and left with the huge original roof wood beams for Barn living feeling

The floor was insulated

The workroom floor is insulated then wood floor installed

The front bit of this ready room (which measures appx 4 metres by 7.5 metres) has a natural stone floor laid

All the walls are thickly insulated

There is a wooden staircase leading up to my mezanine bedroom with ample open shelves

A very small opening leads off the upstairs bedroom into another upstairs ‘room’

This other upstairs room, I refer to as my ‘secret room’ has very low huge beams making it for the agile person or child even, currently I use it as my sewing room

There is a doorway into a very unfinished kitchen room

A hallway off the unfinished kitchen room into the unfinished bathroom/wetroom

Which has a shower plus a bath tub

Both or either house can easily be lived in winter and summer, while the rest of the Hay Barn is rebuilt as you would want it to be

Both houses are approached via a dirt road at the edge of the village and there are no other hill dwellers! Peace, quiet, tranquility and very little night light pollution too!

There is a small dam lake where the locals fish for tiddlers too! Photos will be on with the Shephards house

I am about to place a second page to show the Shephards house just down the hill, suitable for either very warm winter dwelling, guest house, rent out house, or for older kids!

With its own large wooden raised terrace balcony.

The entire properties enjoy all day sun, the plan above is north at top, so you can enjoy the sun rise plus the glorious red sun settings.

Electricity, plentiful running water and obviously I use the M-Tel internet and ‘home phone’ without problem too.

The border road from Kirkovo – Makaza – Komotini and Kavala is scheduled to be opening in October, a large offer for these uniquely positioned homes and potential business opportunity

The barn could easily convert into 2 or three individual houses, one huge house with an indoor swimming pool,  or small studios for rent

Once the road opens, the price will raise in line with price of properties a stones throw away in Komotini and Kavala, where it is predicted that the beach of northern Greece should be less than half an hour drive, as the border road is not yet open, it is still uncertain how long the journey will take, but looking at google earth map, 25-30 miles as the crow flies!
